Terms of Service

1. Booking & Reservation Policy

By reserving a room, apartment, or cottage with Beakim Hospitality Group (via our website, WhatsApp, phone, or corporate LPO), you agree to these Terms of Service.

• Deposit Requirement: A 50% advance deposit via M-Pesa Buy Goods Till, Bank Wire, or Card is required to lock reservation dates.
• Balance Payment: The remaining 50% balance must be settled upon check-in prior to key issuance.
• All-Inclusive Rates: Nightly rates cover accommodation, air conditioning, Wi-Fi, utilities, swimming pool access, security, and parking. Zero hidden fees.

2. Check-In & Check-Out Hours

• Standard Check-In: 2:00 PM – 9:00 PM. (Early check-in for morning SGR/flight arrivals is subject to room availability; luggage holding is complimentary).
• Standard Check-Out: 10:00 AM. (Late check-out requests should be communicated 24 hours in advance and may incur nominal half-day fees).

3. Cancellation & Rescheduling Terms

We understand travel plans can change. Cancellations or date modifications communicated at least 14 days prior to arrival receive a 100% deposit transfer credit to new available travel dates within 6 months. Cancellations communicated between 7 and 13 days prior receive a 50% deposit credit toward future dates. Cancellations made less than 7 days prior to check-in are non-refundable.

4. Compound Rules & Swimming Pool Guidelines

• Quiet Hours: Standard quiet hours begin at 10:00 PM to respect all guests. (Exclusive compound block bookings enjoy custom evening event flexibility).
• Swimming Pools: Pool hours are 7:00 AM – 9:00 PM. Children must be supervised by adult chaperones at all times. Glassware is strictly prohibited on pool decks.
• Occupancy Limits: Guests must adhere to maximum room occupancy limits (e.g. 2 guests for 1-Bed, 4-5 guests for 2-Bed). Unregistered overnight visitors are not permitted without front desk registration.

5. Long-Term Leases & Group Contracts

Long-term lease agreements (for monthly residency at Beakim Apartments) and institutional group contracts (schools, corporates, NGOs) are governed by specific written agreements incorporating formal LPOs, pro-forma invoices, and customized lease schedules.

6. Limitation of Liability & Jurisdiction

Beakim Hospitality Group is not liable for indirect damages, loss of personal valuables left unmonitored, or travel disruptions caused by severe weather or external transport delays. These terms are governed by the laws of the Republic of Kenya under the jurisdiction of the courts of Kwale County / High Court of Kenya.
